Swedish IoT operator Netmore Group is collaborating with real estate company Stena Fastigheter on a LoRaWAN rollout for water submetering for its property portfolio.

The project involves providing Netmore’s LoRaWAN connectivity to Stena Fastigheter’s approximately 27,000 apartments across Stockholm, Malmö and Gothenburg, with the aim to enhance energy efficiency and the digital capabilities of the company’s real estate operations.

The implementation includes the installation of a large number of LoRaWAN gateways to support Stena Fastigheter’s rollout of submetering and temperature/humidity sensors, including up to approximately 42,900 meters and sensors.

The initial focus with the primary applications includes submetering enabled by the deployment of water meters along with the temperature and humidity sensors that are expected to contribute to more efficient energy management in Stena Fastigheter’s properties.

Additionally, the technology is anticipated to enhance the quality of living for residents, offering a more comfortable and sustainable living environment.

“By equipping our properties with meters and sensors, we can constantly align with the consumption patterns of the buildings and the needs of our tenants, while ensuring that any excess consumption is minimised,” explains Peter Mikulic, Head of Digital Transformation at Stena Fastigheter.

Eric Collinder, Country Manager Nordics at Netmore Group, adds: “We are now entering a phase where LoRaWAN becomes the natural choice of access technology for property owners. Providing connectivity for solutions of this scale aligns well with our strategic goals.”

While the initial focus is on energy optimisation, the partnership and LoRaWAN technology also allows for the exploration and deployment of additional technological applications in real estate management in the future.

Potential applications include water leak detection, HVAC system monitoring, waste management optimisation, smoke detection and radon measurement monitoring.

Netmore has developed its LoRaWAN offering in collaboration with property owners and application developers to enable scalable deployment of sensor networks with up to 15-year battery lifetimes in both individual properties and property portfolios throughout Europe.
