Winvic commences works on Panattoni’s largest ever speculative logistics unit

Winvic Construction has started building a 915,000 sq ft warehouse. The project at Panattoni Park Swindon is part of a multi-phase redevelopment and follows the demolition of Honda’s former car plant, targeting Net Zero Carbon in Construction and BREEAM Excellent certification.


Winvic Construction has broken ground on a 915,000 sq ft logistics and production facility at Panattoni Park in Swindon, marking the second phase of a multi-year redevelopment of the former Honda site.

The facility — known as Unit S915 — is being delivered for Panattoni, the UK and Europe’s largest logistics property developer. The scheme includes a single-storey warehouse with a 21-metre clear haunch height, a two-storey main office, a transport office, an entrance tower and bridge, a gatehouse, and provision for future vehicle maintenance. Supporting works extend to estate roads, service yards, drainage, utilities, and landscaping. The building is designed to BREEAM Excellent and EPC A standards, with construction delivered to Net Zero Carbon in Construction in line with the UK Green Building Council’s 2019 framework.

The project builds on enabling works completed by Winvic earlier this year, which involved the demolition of more than 15 buildings across the 370-acre site, once home to Honda’s UK manufacturing operation. Approximately 800,000m³ of earthworks created development plateaus, alongside new foul and stormwater drainage, estate roads, utilities, and altered highway access. Circularity measures saw large volumes of 6F2 aggregate recycled on site and demolition materials diverted from landfill, reducing vehicle movements and associated emissions.

Archaeological and ecological considerations were also significant. Winvic collaborated with Oxford Archaeology on an eight-week excavation programme, identifying areas of historic interest. Mitigation measures included wildlife protection barriers, safeguarding of a key watercourse, and habitat creation with owl boxes. Inactive badger setts were removed under supervision, and full tree protection was enforced across the site.

The redevelopment has also prioritised community and skills. Phase one employed local people, including former Honda staff, while phase two will deliver an Employment and Skills Plan to support training, education, and community engagement.

Unit S915 is one of the largest speculative warehouses currently under construction in the UK. Its completion will be a milestone in the long-term regeneration of the Swindon site, positioning it as a strategic logistics hub in southern England.
