Greenbox JV secures planning consent for new logistics unit. The approval from North Yorkshire Council for the GB181 unit at Greenbox Thirsk highlights Greenbox’s success in delivering sustainable logistics spaces. The site’s strategic location and commitment to ESG principles position it as a key player in the UK logistics sector.


Greenbox JV has achieved another significant milestone in its nationwide expansion, securing full reserved matters planning consent from North Yorkshire Council for GB181, a 181,742 sq ft Grade-A logistics and industrial unit at Greenbox Thirsk, North Yorkshire. This development marks a continuation of Greenbox’s strategic growth following the success of its speculative project at Greenbox Darlington.

The 52-acre Greenbox Thirsk site, which already has full consent for GB365 (365,000 sq ft), is nearing completion of a Section 106 Agreement for GB272 (272,504 sq ft) with North Yorkshire Council. This forms a comprehensive masterplan comprising three units totalling 820,000 sq ft. The site remains flexible, offering potential for units ranging from 12,000 sq ft to a single 820,000 sq ft footprint — a unique capability in Yorkshire.

Greenbox projects are underpinned by robust ESG principles, targeting BREEAM ‘Excellent’, EPC ‘A’, and Net Zero in both construction and operation. This commitment sets a new standard for modern logistics design. The new planning consent allows for swift deployment, enabling occupiers to access large-scale, future-ready spaces within a twelve-month timeframe. The site infrastructure is already established, featuring new access via Eldmire Lane and extensive landscaping for early maturity.

Strategically located four miles from the A1(M) and adjacent to the A19, Greenbox Thirsk offers excellent connectivity for manufacturers and distributors targeting rapid north-south distribution. Within 100 miles are major urban centres such as Leeds, Manchester, Hull, and York. The local industrial ecosystem includes prominent occupiers like Severfield PLC, Inspired Pet Nutrition, Cleveland Steel & Tubes, and Cargill.

The region employs 11,000 people in transport and storage and 34,000 in manufacturing, 5% above the UK average, providing a skilled labour pool for potential occupiers.
